Before we sign any lease agreements we do an in-depth land analysis to ensure your lands integrity. Throughout the contract term we keep liability insurance. In addition, we post a decommissioning bond with the local AHJ to ensure that once the project lifecycle is complete there are funds available for decommissioning the system and restoring the site to prior use.
Unless otherwise stated lease payments are made annually. Our contract terms are 20 years with four 5-year extension options.
Rent is based on parcel size, project size, and the location's value to the grid. You will see the proposed rate in the offer before signing.
Surya Powered is responsible for any increases in property tax that result from our improvements to the land. Your baseline tax on the underlying parcel is not affected by the project.
Both are workable. If there is a mortgage on the property we coordinate with your lender on a non-disturbance agreement so the lease is protected, and we handle the paperwork on our side. For land in a trust or LLC, we work with whoever is authorized to sign on behalf of the entity.
Only the leased footprint is taken out of production. The rest of your acreage is yours to continue farming, grazing, or using exactly as you do today. Where it makes sense, livestock grazing inside the project fence may also be possible.
After signing, we enter an option period to complete environmental studies, permitting, interconnection, and engineering. You receive option payments during this phase even before construction starts. Once the project is operational, full lease payments take over.
A typical project takes roughly 4 to 8 months from groundbreaking to commissioning, depending on size and weather. Activity stays contained to the leased area and the access road, and crews stage their own equipment and facilities. Once the build is complete we restore the surrounding area and full lease payments begin.
Modern battery storage systems are built and operated to strict national and local safety standards, with continuous monitoring, fire detection, and required setbacks from neighboring uses. Before construction we coordinate with the local fire department and AHJ on emergency response, and every project must meet all applicable fire and energy storage codes. Safety is a non-negotiable part of every site design.
Battery storage produces a low hum from cooling equipment and inverters during operation, comparable to an HVAC unit. Sites are designed with setbacks and screening so noise stays well within local limits at the property line. We share the projected sound study with you as part of the site evaluation.
A battery project charges from and discharges to the electric grid, so it has to interconnect with existing grid infrastructure. Parcels close to a substation, transmission line, or distribution feeder are what make a battery site viable, even if the parcel is small. If your land is near grid infrastructure, even a few acres can support a meaningful long-term lease.
We are responsible for all maintenance over the life of the lease. Routine maintenance is infrequent and includes things like vegetation management, panel washing, and inverter or battery inspections. You are not responsible for any operation or maintenance.
At the end of the project life, we remove the system, remove all materials, recycle solar panels or responsibly recycle and dispose of battery components, and restore the project site back to its original condition. Prior to construction we post a decommissioning bond with the local AHJ to ensure that once the project lifecycle is complete there are funds available for decommissioning the system and restoring the site to prior use.
